Stone Mountain Lodge is located in the mountains of Boulder County just west of the town of Lyons, Colorado. Lyons with a population of about 1,700, is a small town with all the charm. Yet, it is close to both Boulder and Estes Park, and very convenient to the Denver metro area.

Current Business:
In addition to vacationers to the area, summer business is strong with weddings, family reunions, and other groups looking for a location in the mountains, yet convenient to the Denver metro area. Groups and weddings book in advance and rarely cancel.

Vacationers that come to the region fill in around the group business. Advanced bookings for summer bring in 50% deposits during the off season. Annual Bluegrass and Folk festivals in the town of Lyons also assure full occupancy at premium rates during these events.
The business is fully staffed, and the owners are generally not on site. They choose not to run the business as a bed and breakfast.
Stable Area with Immediate Area Preserved
Stone Mountain Lodge has the easiest access to the most quickly growing areas of Colorado, while the immediate area around Stone Mountain Lodge, and the Lyons area, is protected with thousands of acres of open space. This is due to an aggressive Boulder County open space program over decades. There are no new sprawling subdivisions, and growth is generally restricted.
As a result, higher property values and long term appreciation is assured with an increasing demand for limited close-in mountain property.
The Boulder County area is one of the most stable areas in the state, even when the general economy is not.
Capital Improvements
Extensive capital improvements have been made over the last several years. These improvements include the exterior painting of all buildings. The renovation of all cabins, significant improvement to all units including air conditioning and carpet. Wireless high speed internet access, total renovation of the swimming pool, a new water treatment facility, and upgraded electrical service.
Also there was the addition of an 1800 SF, high quality, structural reception and event tent that has a fully carpeted floor, a wood dance floor, full sides with windows, chandeliers and curtains. This tent is custom designed, and is set up from around late April through the end of October.
Most recent improvements include a new washer/dryer pair and 2 new water heaters for the Lodge building. Insulation in the Lodge building and cabins was substantially increased, as well.
Zoning, Etc.
The property is located in the Agricultural zone in Boulder County as a Resort Use. The lower portion of the property is included in the Town of Lyons planning area. The planning area defines land that can eventually be annexed to the Town of Lyons. There is significant development potential in its current zone. New lodging properties are restricted in Boulder County and can only be developed within towns and cities. As a result there will be no new close-in mountain resorts in the future. Stone Mountain Lodge is one of the few resorts in Boulder County. There are only 2 mountain lodges closer to the City of Boulder, and none closer to the City of Longmont.
Utilities
The Stone Mountain Lodge property is a rare find in the close-in mountains. It has a newly upgraded community water treatment system with water rights, 2 septic systems, an upgraded electric service, natural gas (no propane), and cable TV service with high speed internet.
Water - Water is supplied by a spring fed commercial well that is within the water table of the St. Vrain River. The water flow of the river is maintained by a major reservoir upstream. In addition, the property has the right to take up to 6 acre feet of water from the river via the Saint Vrain & Left Hand Water Conservancy District. It can be used for irrigation and the swimming pool. The cost is $55 per year per acre foot of water. The pond is fed by the river. A new community supply water treatment system has been implemented in 2005, and is monitored by a licensed water system operator. The commercial well permit allows for substantial growth.
Sewage Disposal – There are two septic systems on the property. One is used by the cabins, the other by the lodge building.
Heat and A/C - The cabins are a mixture of electric and gas heat. 2 cabins have gas stove fireplaces that also heat via a thermostat. They also have new heating and A/C units. One building has a gas forced hot air heater and electric A/C. The others have heating and A/C units. All units in the lodge building have new heating and A/C units. There are solar panels on the lodge building that can be put back in service to heat hot water and the swimming pool.
Natural Gas - Natural gas is supplied to the property by Xcel of Colorado. The property is the last property serviced by natural gas into the mountains.
Electricity – Electric service to the property has been upgraded in 2004 to have two 200 amp circuits. This was done to allow the upgrade of all units to heating/air-conditioning units. Electric service is provided by the City of Longmont, and has one of the lowest electric rates in the Country. Their energy is supplied by coal powered plants as a cooperative with no significant increases in the foreseeable future.
Cable TV and High Speed Internet – Cable TV and cable internet service is provided by Champion cable.
Wireless High Speed Internet - Wireless internet service is provided to all units, and is generally available at all outdoor areas on the property. It is provided free of charge to guests.
Telephone - There are 7 incoming telephone lines. One telephone line services the fax machine and credit card terminal, and one line services the primary lodge line and toll free 800 number. The remaining 5 lines are roll over lines that furnish all units. Units can be direct dialed from the outside.
Trash Disposal - Two dumpsters are on site in an enclosed area. Trash is removed by Western Disposal.
Price
Asking price is $1,995,000. Price includes real estate and all associated rights, furnishings, reception tent and fixtures, website, trade name, and training as negotiated in an acceptable offer to purchase.
Sellers may consider some type of seller financing for qualified buyers.
